Barclays, Halifax, Lloyds, and Nationwide have announced reductions in mortgage rates following the Bank of England’s monetary policy committee decision on Thursday, August 7 to lower the base rate from 4.25% to 4%. This marks the fifth rate cut since 2020, part of a series of adjustments aimed at recalibrating borrowing costs in the post-pandemic economy.
According to DevonLive, the new rates will apply from September 1, covering both tracker and variable rate mortgage products. The cut mortgage rates changes follow a period of stable interest levels earlier in the year, bringing the current base rate to its lowest point in several months.
Detailed Rate Changes by Lender
Nationwide confirmed that customers on tracker mortgages and Standard Variable Rates (SVRs) will see a 0.25% reduction from September 1.

Barclays will also apply a 0.25% cut for its tracker mortgage customers starting September 1. Its variable rate mortgage will drop from 6.24% to 5.99%, while the standard variable rate will fall from 7.74% to 7.49%.
Lloyds will reduce its Homeowner Variable Rate from 7.74% to 7.49% and its Standard Variable Rate from 6.25% to 6% from September 1.

Halifax, part of the Lloyds Banking Group, will implement the same reductions: the Homeowner Variable Rate will go from 7.74% to 7.49%, and the Standard Variable Rate will also decrease from 7.74% to 7.49%, reports Birmingham Live.
Industry Reaction to the Bank of England Move
Mortgage broker Shaun Sturgess, of Sturgess Mortgage Solutions, described the decision as a turning point:
The Bank of England’s decision to cut the base rate to 4% is a positive step for mortgage holders and buyers. It signals a shift in sentiment – and while we won’t see a flood of cheaper deals overnight, it does ease pressure on lenders and borrowers alike.
He added:
For aspiring buyers, this may improve affordability and bring confidence back into the market. Savers, however, may feel the pinch – it’s now more important than ever to review where your money is held.
David Hollingworth, from LandC Mortgages, said:
A rate cut was widely expected and markets expect that there could be more to come this year. Fixed rates will therefore have priced in the latest cut and borrowers expecting to see a sharp dip in rates are likely to be disappointed.
Implications for Borrowers and Savers
The Barclays, Halifax, Lloyds, Nationwide cut mortgage rates announcement signals immediate relief for tracker and variable rate mortgage holders, who will benefit from reduced monthly payments from September 1. For fixed-rate borrowers, changes may be less noticeable in the short term as market expectations have already been factored into pricing.
For savers, the 0.25% base rate drop could translate into lower returns, particularly on easy-access savings accounts. This may push some to seek higher-yield options or consider locking funds into fixed-term products to preserve interest income.
