According to the Birmingham Mail, the decline comes as higher borrowing costs, inflationary pressures and rising household expenses continue to influence decisions across the UK housing market.

Average UK Property Price Falls As Borrowing Costs Remain High

The average UK property price stood at £296,285 in October, compared with £298,167 in September, representing a monthly reduction of £1,882. The 0.6% decline follows September’s smaller fall of 0.1%, indicating a more pronounced movement in the latest monthly figures.

Andrew Asaam, Mortgages Director at Lloyds, said the October figures reflected difficult economic conditions affecting housing demand. He identified renewed inflationary pressures, partly linked to the conflict in the Middle East, as one factor keeping borrowing costs elevated.

Higher energy prices and other household expenses have also placed additional pressure on household finances. These conditions are contributing to greater caution among prospective buyers, particularly when considering the financial commitments associated with purchasing a property.

According to Lloyds, house prices have changed relatively little over the past two years as the market has adjusted to higher interest rates. October’s decline therefore follows a period of relatively limited movement rather than a sustained sequence of substantial price reductions.

Asaam also addressed the outlook for the market, saying conditions were likely to remain subdued in the near term. Lloyds does not expect the latest decline to develop into a prolonged period of falling property prices.

He added that wages were continuing to increase faster than property prices. This difference, he suggested, should gradually narrow the gap between earnings and housing costs, improving affordability over time.

House prices are flat since 2022 highs pic.twitter.com/CJMRuhv7ZN
— UK Property Insight (@ukhpinfo) November 6, 2026

Propertymark Highlights Affordability Concerns and Support for First-Time Buyers

Nathan Emerson, Chief Executive of Propertymark, said the latest figures reflected the wider financial pressures facing households during a challenging year for consumer affordability.

According to Propertymark, concerns surrounding the global economy are beginning to affect property prices, while uncertainty over housing affordability continues to influence the market.

Emerson also highlighted the recent Budget, which provided prospective first-time buyers in England with greater clarity about the assistance available to them.

In particular, he welcomed the decision to broaden the ‘Your First Home’ scheme, describing it as a measure that could make purchasing a first property more accessible and reduce some of the financial obstacles facing prospective homeowners.

The announcement comes against a backdrop of renewed inflationary concerns and an increase in the base rate the previous day, both of which Emerson identified as factors likely to weigh on consumer confidence.

Households remain conscious of living costs, and buyers may consequently take more time to assess their circumstances before committing to a move.

While the outlook for affordability remains uncertain, the latest assessment from Lloyds suggests that wage growth relative to property prices could gradually improve the position of prospective buyers.
