For borrowers meeting specific sustainability criteria, such as green home standards, even lower rates are available. <\/p>\n\n\n\n<p>The lowest <strong><a href=\"https:\/\/en.econostrum.info\/au\/smart-borrowers-maximize-savings-rate-cuts\/\" target=\"_blank\" data-type=\"post\" data-id=\"103026\" rel=\"noreferrer noopener\">variable rate<\/a><\/strong> for any loan-to-value ratio (LVR) now stands at 5.59%, offered by Pacific Mortgage Group, while the average variable interest rate for owner-occupiers paying principal and interest is now <strong>6.51%<\/strong>.<\/p>\n\n\n\n<p>Sally Tindall, Canstar\u2019s insights director, commented, <\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p>No hikes \u2013 just cuts in a week where fixed rates continued to fall as lenders factored in the likelihood of a cash rate cut by the RBA on 20 May.<\/p>\n<\/blockquote>\n\n\n\n<h2 class=\"wp-block-heading\">Anticipation of RBA Rate Cut<\/h2>\n\n\n\n<p>The reduction in home loan rates is being closely tied to expectations that the <strong>RBA<\/strong> will lower the official cash rate in its upcoming meeting on <strong>May 20<\/strong>. <\/p>\n\n\n\n<p><strong>Economists<\/strong> are predicting a <strong>25 basis point cut<\/strong>, driven by softer economic indicators and global uncertainty, which have altered the risk outlook for the Australian economy. Despite the anticipated cut, most analysts agree that a larger-than-expected reduction is unlikely.<\/p>\n\n\n\n<p>Looking ahead, <strong><a href=\"https:\/\/en.econostrum.info\/au\/rba-maintains-cash-rate-inflation-concerns\/\" target=\"_blank\" data-type=\"post\" data-id=\"102967\" rel=\"noreferrer noopener\">March quarter CPI<\/a> (Consumer Price Index)<\/strong> figures, due this Wednesday, will be critical in determining the RBA\u2019s next move. Many economists expect trimmed mean inflation to land inside the central bank\u2019s <strong>2%-3%<\/strong> target band for the first time since the December quarter of 2021. <\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p>The turmoil abroad has, however, changed the game and flipped the risks &#8211; said Tindall. You can lock in a 25bp cut in May, even if the Q1 inflation data are a shade disappointing.<\/p>\n<\/blockquote>\n\n\n\n<h2 class=\"wp-block-heading\">What\u2019s Driving the Rate Cuts?<\/h2>\n\n\n\n<p>The reduction in rates by lenders is tied to growing market expectations that the<a href=\"https:\/\/en.econostrum.info\/au\/the-rate-cut-everyone-expected-what-the-rba-just-confirmed-or-didnt\/\" target=\"_blank\" data-type=\"post\" data-id=\"102047\" rel=\"noreferrer noopener\"> <strong>RBA<\/strong> <\/a>will proceed with the <a href=\"https:\/\/en.econostrum.info\/au\/rba-keeps-cash-rate-after-first-rate-cut\/\" target=\"_blank\" data-type=\"post\" data-id=\"103019\" rel=\"noreferrer noopener\">cash rate cut<\/a> despite potential inflation data concerns. <\/p>\n\n\n\n<p>Westpac Group&#8217;s Chief Economist, Luci Ellis, said that the RBA is almost certain to cut the official cash rate to <strong>3.85%<\/strong> in May, regardless of the upcoming CPI figures. Ellis emphasized that the global economic turmoil has significantly shifted the risks for the Australian economy.<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p>The only bank offering a lower fixed rate is Bank Australia with a three-year fixed rate at 4.94%.
